Three things we would check first.

    Additional units require a building and zoning check

    Hamilton’s additional dwelling unit guidance covers units within a house and detached units on a lot. It directs owners through zoning, building permits, servicing, parking, and other property-specific requirements.

    A lender needs the current unit count and legal status. Proposed rent should be linked to approved plans, cost, completion, and the lender’s income policy rather than added to current cash flow without qualification.

    Development charges can vary by project and area

    Hamilton publishes City development-charge by-laws, rates, exemptions, and area-specific information. The amount can depend on use, unit type, location, and the timing of the development application or permit.

    Use a written municipal estimate for the actual site. An older rate sheet or a downtown exemption from another property should not be carried into the budget without current confirmation.

    Current housing incentives are conditional

    The City publishes Housing Accelerator Fund initiatives for additional dwelling units and multi-residential projects. Program availability, eligible costs, application timing, and payment conditions are set by the City and can change.

    Treat a grant or rebate as contingent until an approval is documented. Construction still needs enough committed funds to complete if reimbursement arrives later or the application is unsuccessful.
